Abstract
It is a fact that house includes in the basic necessities of a human to live in today’s world. Its shortage is a major problem in whole world especially in less developed countries including Pakistan. A man uses all his resources and life-savings to build his own house. Now-a-days, building a house is a difficult task as it requires a lot of money. Man seeks this money and resources to meet his need. One of the most important of these resources is the bank and people resort to the bank to meet this need. In Pakistan, both islamic and traditional type of banks provide the facility of home financing. However, their methods of home financing are different from each other. Islamic banks provide interest free loans, which are convenient for a common man and also fulfills the principles of Islam. At present, home financing in Islamic banks has become a controversial issue. Some Islamic scholars support it while others are not satisfied with its method. Due to this reason, people are hesitant about these two different views that either they can choose Islamic home financing or not. This research work is focusing on home financing needs in Pakistan and analyzes the existing model of Islamic home financing along with comparison of traditional home financing in the light of Quran and Hadith. This thesis has four chapters. The first chapter states the meaning and background of home financing. It also describes the need and importance of home financing in Pakistan. The second chapter states the home finance facilities, Their Method and their Shariah point of view. The third chapter deals with Islamic banks and their method of home financing. The fourth and last chapter of thesis addresses the comparison between method of home financing in Islamic and traditional banking. It also narrates the steps to harmonize home financing of traditional institutions with Islamic banking. The research uses the qualitative research method. After studying the relevant material the researcher has come to the conclusion that the current method of home financing in Islamic banks has been introduced in the form of Musharaka, Mutanaqsa and Ijara, in view of modern requirements, which are correct from Shariah point of view.
